When reviewing commercial drawings, we often see contractors comparing material costs while overlooking installation complexity. Fiber cement panels, metal panels, EIFS systems, masonry veneer, and composite cladding all carry vastly different labor requirements.
A siding system that appears cheaper on paper may ultimately cost more once installation is considered.
For example, panelized metal systems typically install faster but often require additional, complex detailing around openings, window flashings, and transitions. If the building has many corners or window penetrations, the labor to cut and trim the metal panels can wipe out any material savings.
On the other hand, EIFS (Exterior Insulation and Finish System) provides excellent insulation and design flexibility but requires multi-step hand application. This makes it highly dependent on weather conditions and skilled labor rates. Masonry systems generally involve the highest upfront labor requirements but provide exceptional durability and fire resistance.
The best choice depends on project goals, budget, design requirements, and long-term maintenance expectations. Understanding these differences early allows contractors to prepare more realistic budgets and avoid surprises during construction.
